What is an Individual Lease?

An Individual Lease, also referred to as “by-the-bed” leasing, means each resident signs their own lease agreement and is responsible only for their own rent and any applicable fees. You are not financially responsible for your roommate(s) if they fail to meet their lease obligations. This structure allows each resident to lease independently while still living in a shared apartment.

When is rent due each month?
Rent is due on the 1st of each month, in accordance with the payment schedule outlined in your lease agreement. Residents are responsible for ensuring payment is submitted on time each month.
How do rent payments work?
Rent is paid on a monthly basis and is due on the 1st of each month. Payments can be made through the resident portal or in the leasing office using approved payment methods. Monthly rent invoices are not sent, so residents should plan to submit payment through the resident portal or refer to their lease for payment details.
Can I fill out an application and a lease agreement online?
Yes. Our application and lease process is completed online for your convenience. You can apply through our website, and once your application is approved, you will be able to review and sign your lease agreement electronically.
What if I am an out-of-state student?

We welcome out-of-state students! If you are unable to visit in person, our leasing team is happy to assist you virtually and answer any questions you may have. We can also help with roommate matching if needed.

Is there an on-site management office?

Yes. 320 West Mag has a professional management and leasing team located on-site and available to assist residents with leasing, maintenance requests, and general questions. Current office hours are posted on our website and the resident portal.

What is a guarantor?
A guarantor is a qualified individual who agrees to take financial responsibility for the lease if the resident is unable to meet the lease obligations. Guarantors are commonly used in student housing and are often a parent or guardian. This helps ensure lease requirements are met throughout the lease term.
When is a guarantor required?

A guarantor may be required if an applicant does not meet the financial qualifications on their own. Guarantors must be 25 years of age or older and meet the income requirements outlined during the application process, which typically include earning at least 3.5 times the monthly rent. If a guarantor is needed, this will be communicated during the application process, and all required steps can be completed online.

Roommate Matching & Requests

Do you have a roommate matching service?

Yes. As part of the application process, residents will complete a roommate matching questionnaire that helps us learn more about preferences such as lifestyle, habits, and interests. This information is used to help match residents who are a good fit when specific roommates are not requested.

Can I request specific roommates?
Yes! You may request specific roommates during the application process. All roommate requests must be mutual and submitted correctly in order to be considered. While we do our best to honor roommate requests, they are not guaranteed and are subject to availability.
Am I allowed to request a specific unit?
es! Residents may list unit preferences during the application process. While we do our best to accommodate these requests, unit assignments are based on availability and the order in which leases are completed, and specific unit requests are not guaranteed.
When are roommate assignments shared?
Roommate assignments are typically shared toward the beginning of the Spring semester, once placements have been reviewed and finalized for communication. Timing may vary based on leasing activity and availability, and additional details will be shared when assignments are ready.
Can I contact my roommates before move-in?
Yes. Once roommate assignments are shared and contact information becomes available, residents are welcome to reach out to their roommates prior to move-in. Contact availability depends on the status of assignments and may vary.

Rent, Fees, & Utilities:

What is included in my monthly rent?
Monthly rent includes your apartment space, access to community amenities, water, Wi-Fi, and cable. Certain units may have additional premiums based on location or features, which will be clearly outlined during the leasing process and in your lease agreement.
Are utilities included?
Water, cable, and Wi-Fi are included in monthly rent. Electricity is billed separately based on usage and is split evenly among all residents in the unit. This means residents do not need to set up an account with the utility provider or coordinate payments with roommates. Electric charges will appear in the resident portal based on each resident’s portion.
Are there any additional fees I should expect?
In addition to monthly rent, there may be other fees associated with your lease, such as application fees, parking fees, pet-related fees, unit premiums, or utility charges. All applicable fees will be disclosed during the application and leasing process and outlined in your lease agreement.

Pets & Parking

Is parking available, and is it included?
Parking is available for residents but is not included in monthly rent. Parking options, fees, and availability are outlined during the leasing process and in the lease agreement. Our resident parking deck also offers EV parking on each level. Because parking is located in a structured deck, vehicle size accommodations may be limited, and residents with oversized vehicles are encouraged to contact the leasing office with questions prior to move-in.
Is your community pet-friendly?
Yes, 320 West Mag is a pet-friendly community. Pet policies, including any restrictions or fees, will be reviewed during the application and leasing process and outlined in the lease agreement.

Maintenance & Safety

How do I submit a maintenance request?
Residents can submit maintenance requests through the resident portal, which is the preferred method as it ensures requests are properly documented and routed to our maintenance team. Requests may also be submitted by stopping by the front desk, calling the office, or texting our AI assistant, Holden. All requests are reviewed by our on-site team and addressed based on the nature and urgency of the issue.
Is emergency maintenance available after hours?
Yes. For urgent maintenance issues outside of normal office hours, residents may call the main office number and will be redirected to the appropriate on-call contact. Depending on the situation, this may include an on-call community ambassador or on-call maintenance personnel.
What safety measures are in place in the community?
The safety and well-being of our residents is a priority at 320 West Mag. Our community includes controlled-access entry points to the building and resident-only areas, a controlled-access parking deck, and on-site security personnel during overnight and late evening hours to provide additional presence. While these features are designed to support a secure living environment, residents are encouraged to take personal precautions, such as locking doors and reporting any suspicious activity to the office. Please note that no security system or protocol can eliminate all risk, but we remain committed to maintaining a professionally managed community that promotes awareness and resident safety.

Move-in

Is early move-in available?
We do our best to accommodate early move-in requests whenever possible; however, availability is limited and based on unit readiness and summer turnover schedules. Early move-in is not guaranteed and is offered on a limited basis. Additional details and request instructions will be communicated prior to move-in.
How does move-in work?
Move-in day is organized by scheduled time slots, which are assigned based on your unit’s location. Prior to move-in, residents will complete a move-in checklist that includes required paperwork and steps to prepare for arrival. Residents who complete all checklist items in advance may qualify for our Fast Pass option, allowing for a streamlined drive-through check-in experience. Residents who still have items to complete will check in through the lobby, where our team will be available to assist.
