LEASING

An individual lease provides each resident with their own separate lease agreement and responsibility for his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

Rent payments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

We accept checks, money orders, and cashier’s checks in our office made payable to the community name.  As an alternative payment option, we also accept credit card, debit card, and ACH payments online at 320westmag.com in the resident portal. We do not accept cash.

No, we do not invoice for recurring rent charges. It is your responsibility to pay rent on the 1st of each month per the lease agreement.

Yes, you can access the online application by clicking the “Apply Now” button at the top right corner of the website.  Once you complete the application and pay the fees, you will then have access to the lease contract for review and signature.

GUARANTOR

A guarantor is a person, 25 years old or older, who is a resident of the U.S. that will co-sign for the financial responsibility of your lease.

Any applicant who cannot meet the financial requirements will need a guarantor to co-sign the lease.  The Guarantor will need to complete the guaranty agreement.

The guarantor will need to sign the guaranty agreement. If the resident is not 19 years old, then the guarantor will be required to sign both the lease and guaranty agreement.

ROOMMATE MATCHING AND REQUESTS

Yes, you will complete the roommate section of the application process before signing the lease contract that will request information including your year in school, social habits, study habits, and interests.

Yes, you will add the names of your desired roommates to the roommate match section of the application. You will need to list all desired roommates and they will need to request you in writing to ensure all roommate matching is mutual.

You can list your preferences on your application, and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and will be assigned in order based on the date of your executed lease.

A professional management team is on site in the Management and Leasing Office.  The team includes a property manager, leasing team, maintenance team, and security personnel who are ready to serve you. The maintenance and security teams are on-call 24/7 for emergency requests.
